In 1906, Robert Parsons, son of railroad baron Charles Parsons of Kennebunkport, Maine, purchased 100 acres of land in Summerville to construct his family's winter residence, known today as Woodlands Mansion. Mr. Parsons retained respected architect Frank P. Milburn to design his home. Among Mr. Milburn's other designs are Charleston's famous Gibbes Art Gallery and the dome and roof of the South Carolina State House.
After Mr. Parsons' death, his family sold the property in 1939 to Alain White, a respected botanist, philanthropist and internationally known chess expert. Woodlands served as hospice for his ailing sister, May. During the Second World War, Mr. White felt it was his patriotic duty to entertain servicemen with extremely lavish parties on the estate. Debutantes were invited to these well-chaperoned events to engage in tennis, dancing, singing and even roller skating through the halls and rooms of the mansion. Upon Mr. White's death, he bequeathed the property to Mrs. Ruth Gadsden, who made Woodlands her private residence for several decades. During her ownership and even today, many locals refer to the mansion and estate by the name Gadsden Manor.
In 1993, the property was purchased by Woodland Estates Ltd. Under the guidance of Joe Whitmore of New York and Martha's Vineyard, Woodlands Mansion underwent 18 months of extensive and glorious restoration, renovation and expansion. In the process, the original architectural genius was preserved and complimented by a Palladian enhancement to the original Georgian style with the addition of the East and West wings. Original precious materials were preserved and reused. At the same time, all mechanical and plumbing systems were replaced and the mansion was expanded to almost twice its original size. In May 1995, Woodlands Resort and Inn opened as a luxury boutique hotel with dining room. The Dining Room at Woodlands was awarded the prestigious Mobil Five-Star, AAA Five Diamond Award status in 1998. The following year, the same recognition was awarded the Inn for its hotel accommodations as well. Woodlands Resort and Inn continued to hold both designations uninterrupted until 2012 when it was sold to the current owner and closed.
In June 2006, Sheila C. Johnson, CEO of Salamander Hospitality, LLC purchased the Woodlands and proceeded to expend substantial time and monies refurbishing, refreshing and updating all of the guest rooms and public areas of the mansion. A casual dining area called The Pines was also created adjacent to the Grand Dining Room. Salamander owned or operated the Woodlands until September 2012. Current ownership reopened the property in 2013 as Woodlands Mansion, a private event venue and boutique hotel operating with a bed and breakfast style.
Woodlands Mansion has also been used as a filming location for numerous television shows and movies.
The eleven acre Woodlands Mansion estate is part of a Planned Unit Development (PUD) with the Town of Summerville and can be expanded to accommodate a multitude of potential uses. PUD allows for single family use as well. There is a large undeveloped tract of approximately 24 acres adjoining Woodlands under separate ownership. Owner may be willing to sell.
